Glimmer of hope in Tahoe real estate market

While real estate prices continue to decline in the Lake Tahoe Basin, the number of sales in the first quarter increased compared to 2011.

According to stats released by Chase International, for the quarter ending March 30 there was a 15 percent increase in units sold around the lake compared to a year ago.

Chase reports the median price of a home in Lake Tahoe is $317,000 and the average home price is $623,645, down 25 percent and 31 percent, respectively.

Truckee is showing signs of recovery mostly in sales of $1 million-plus houses.

The condominium market around Lake Tahoe experienced declines for all segments — units sold was down 18 percent, average prices was down 35 percent and the median price down 7 percent.

California bumped Nevada from the leader board when it came to the number of foreclosures. RealtyTrac reports the Golden State had 133,245 foreclosure filings in the first quarter. This accounts for 23 percent of the 572,928 foreclosures in the country.

El Dorado County, according to RealtyTrac, had 23 percent fewer foreclosures the first quarter of this year compared to 2011.

According to Fannie Mae’s March consumer attitudinal National Housing Survey, more Americans expect home rental and home purchase prices to increase over the next year.

“These trends may be providing Americans with an increased sense of urgency to buy a home as 73 percent of Americans now believe it is a good time to buy a home, up from 70 percent in February,” the California Association of Realtors reports.

    Lake Tahoe is one of the worst performing economies is the entire country.

    WHY?

    South Lake Tahoe especially needs to take a hard look in the mirror and understand what you have become.

    The way I saw it for many years – From the people that own the businesses, to the artists to the musicians to the college and especially the government… you all are the cause.

    As a neighbor use to put it before he left Tahoe is full of a bunch of 4s that think they are 9s.

    There is a rot in our country and it comes from the arrogance and ignorance of liberalism and it’s epicenter is right there in South Lake Tahoe, El Dorado County.

    When I finally left I wouldn’t do business with any of you.

    The effect of the crud is reflected in the collapse of Tahoe being one of the worst performing economies in the country.

Your arrogance belies rational judgment. In every city around the world, there are postive and negative aspects; there are human beings who take pleasure in the negative and those who don’t; there are those who get thing done and those who critize the ones doing.

    Your comments so full of venom about an entire community, they serve only to show your moniker is based on truth; you seek to stir up others, draw attention to yourself deriving pleasure peering over the shoulders of others from a self-described grandiose perch; this judging the life of others demonstrates envy has overcome you.

    For it is those steeped in envy from having acheived little of what they dreamed that are bothered by the lives and acheivements of others; it is your envy that derives pleasure from the wasted effort exerted by disparaging residents struggling to survive here working hard to build a legacy for our children.

    Having chosen to leave, try peering into the mirror and develop character worth respect rather than peering over our shoulders wishing for the attention you clearly long for in your life.

    The answer is simple –

    I want to fix the problems that we are facing and you cannot fix a problem unless you are willing to clearly identify it.

    For 20 plus years I have watched as the liberal bureaucracy has hidden the developing problems … to me the poster children of the nations woes are – el dorado county and State and this town – 20 plus years of deceit and lies from the left.

    South Lake Tahoe is one of the worst performing economic systems in our country, in several measures it is the worst performing economy in the country …

    WHY?

    Deal with that question and maybe we can change our future.

    It’s liberalism, socialism and now the emerging results are Marxism. It’s been the obvious direction for those 20 plus years… many people have been pointing it out.

    If you want a healthy and free society study what El Dorado County and Lake Tahoe have done, and do the opposite.

    … one more thing…

    The Smed clearly takes it personally, he should, he is part of the problem and he knows it.

    … the truth hurts.

    Tahoe is toast, understanding why is the solution.

    Most problems have solutions. A problem can almost always be fixed. Your posts nearly always contain personal attacks, empty vitrol as Ms. Reed indicates and those are not problems but rather opinion, oozing with the green envy of one whose arrogance has lied to himself thinking he is all knowing, when there is no knowing, there is only understanding that comes from humility.

    Rather than feed your green monster and debate such emptiness, I’ll leave you to your mirror to search for the peace within you can only find when you come to accept your life’s choices; only then might you realize none of us know more than the other, we are all on a quest for the best we can do.

    For the most part what South Lake Tahoe achieved is failure.

    The only thing that succeeded in SL Tahoe is Government. Excessive Government and soon that will fall and it will be total failure.

    On the bigger picture,

    America’s epic decline has a reason, it’s obviously not it’s success.

    South Lake Tahoe is dead same for El Dorado County.

    How can you people pay your debts? Do you have any idea what they are? How much you owe your government employees?

    I’ve got a proposition for you. I’ll take you out on my boat and we will troll our way over to Emerald Bay. I’ll drop you off on Fannette island so you can take in the beauty of Eagle Falls, the Osprey nesting, the mallards and mergansers paddling by,and you can contemplate as to why you hate SLT so much.
    Then I’ll come back and pick you up and we will head back to the dock. Our next activity is a tour of our local schools, the ones I went to: Bijou Elementary, the Middle school and So. Tahoe High– Good schools, all of them!
    Next stop is one of our fine restaurants here on So. Shore for a bite to eat and then, off to a meeting of one of our many local Govt. agencies that although a bit conflicted are doing their best to preserve So. Shore with people’s business concerns and of course the environmental impacts.
    Now things are winding down so we stop at a local pub where we catch some live music by local musicians and maybe view some art done by local artists.
    Good day, eh? But actually Joe I’d probably leave you on Fannette Island and let you figure out how to escape paradise. Oh and by the way liberalism is not the cause for your so called “rot in our country”, it’s actually the cure!

    I found that it doesn’t do any good to be angry with the Good Old Boys and the direction they are taking the town

People rarely agree on everything and when someone becomes so entrenched in their own position and refuses any kind of compromise NOTHING gets done, as evidenced by our National/other leaders. Yeah, this country is screwed up but no one wants to work together to find a solution. Civility seems to be disappearing from our society, as evidenced by your posts.

    Go away Joe, and you can go away mad, but just go away. Let people who want to work collectively for improvements get on with their work.

    Maybe the article should have been titled “Increase Housing sales brings out pent up emotions”. Tahoe’s real estate market has always been different due to the high ownership by people who work and live elsewhere. Many properties are 2nd homes (bought with excess income or where vacation rental income was counted on to make the mortgage payments). When their income goes down and tourist business goes down, those 2nd properties become expendable. We are seeing a point where prices have dropped to where they are starting to sell again to people from outside the community.

    Joe, the problems of today are not the fault of ANY party, there are problems that originated in the left, the right, and the middle.

    If you are not part of the solution, you are part of the problem. What exactly do you do to make the world/your current town, or any place else on this planet better? All I hear is the same old nasty mouth putting everyone else down.

    There are a LOT of people in South Lake Tahoe that work really hard, take pride in attempting to do their job/business well, and volunteer hundreds of hours a year to help other folks and our town.

    What was YOUR contribution while you were here?

    If you really want to make a difference, get out of your house and go and volunteer at a hospital, a soup kitchen,or for a charity that raises money to help kids.

    I’ve see a lot of this country. Houston Texas is a place without good music, art, education, or culture, despite the fact that it is the 5th largest city in the US and tries desperately to sustain anything that resembles culture. It is probably your utopia. Go there, buy a big fancy house, on a small lot, or use some loop hole to occupy some wasteland that is nowhere near anything that has anything that remotely resembles natural beauty. Go spend your weeks on the lovely gulf coast, watching the oil tankers float in to port on a beach that is a dressed up repository for the dredged sand from the shipping lanes. Smell that fine… air.

    How have musicians and artists ruined the town? you didnt support your statement at all.
